Yes I thought I could do everything all by myself and given more arms and time I'm sure I could but having the boys from Matt Painting finish the outside work was just the blessing I needed to take some of the pressure off and doesn't the home look great!

Laying of the Timber Floor

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

My Cousin Kris put me onto a timber flooring company saying they were selling the end of a shipment at a great price so I had to race over and have a look and what a surprise, great flooring at an amazing price.

Tiling, Lush, Lovely & the art of choosing the right look

When it comes to tiles there is nothing worse than badly laid nasty looking tiles. It can destroy the look of one of the most intimate rooms in the home. I am a big fan of a great bathrooms, I have a stunning bathroom in my warehouse home and spend a lot of time soaking in the bath. It is a place to get away from it all and to be truly left alone so it has to be just right.

How Big is Your Deck!!!

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

If there is something that is a must have in an Australian home, it is a good size deck, one you can stretch out on, have a BBQ with friends even when it rains, spread out the big comfortable chairs and read a book or just watch the sunset with a well deserved G&T.

THE DECK!!!!

A few inbetween jobs, why not render the front wall!

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

To view this and all posts in their true and fabulous format, go to http://katoombacottage.blogspot.com.au

I decided to render the front brick wall but not the old fashion way of using concrete. As we all know bricks and concrete expand & contract at a different rate to each other and at some point it will crack & break away. I have used a Dulux 'Acra Tex 967 Tuscany Vista'  http://www.dulux.com.au/specifier/our-brands/dulux-acratex

We all want the water to just mysteriously come out of the tap when we turn it on, Romans seemed to be able to achieve this great feat all those years ago but the effort involved to create the under house & under ground spaghetti is an art form.

When it comes to pleasing the Council, this is the job they want to see done & done well!
Only thing is it makes for very boring photos.

Plaster board or Gyprock makes all the difference and what a big change it has made to the home.
Unfortunately I was in Bangkok at the time so I missed out on more detailed photos but I'm sure you will get the idea.
Looking from the Kitchen to the Living room and double French doors

I've always had a passion for 10 Lite French doors and they just look so right on this cottage especially the twin set of double doors leading to the garden Verandah, just lovely.

Insulation, a 'Must Do'

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

To view this and all posts in their true and fabulous format, go to http://katoombacottage.blogspot.com.au/

External wall & ceiling Insulation not only is a strict requirement of the latest Environmental laws called BASIX but is a great idea for the vast savings to your heating and cooling energy bills and there are so many products on the market that you can use.

As we all know the weather has taken is toll on builders & developers all over the East Coast, some have fallen into financial peril and others struggle on hoping for the summer to come and dry everything out.
Getting the roof finished was the blessing for my lovely home but now to make good the floor and secure its long future

The Doors..........Oh and Art Deco Cane Chairs ;-)

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

Choosing doors is not that easy, in my humble opinion, they make the house a welcoming home so they have to be just right and what better doors to have but 10 Lite lass panel doors...............nobody mentioned how much work there is in prepping & painting such fiddly doors.

And a beautiful Lead light solid front door!

The Birds !!!

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

There is something just wonderful about Katoomba and all the birds. In the late afternoon, the sky is full of sounds and callings of a mixture of beautiful wild birds.

Back on Track ;-)

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

So Much Can Happen in a Week !!! ;-)

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

I spent last week, the 9th to the 13th January on site working along side with Nathan & Joel (Happy Birthday) and I have to say they achieved so much more than I did but that's ok I enjoyed myself.

There is so much that can happen in just one week when the sun is shining ;-)

I can't believe it ! The Cladding has began!!!

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

I choose 300 wide 'Weather Tex' Cladding in the 'Millwood Smooth' pattern so that it would make the builders life easier and install faster but this is great!

The Start of the Roof Sheeting & Guttering

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

A break in the weather is all that is needed for Nathan & Joel to get a super start on and it's looking great!

Pictures were taken on the 29.12.11, Nathan has been kind to send through pic's from his i-phone.

Verandahs, Carport & Looking Good ;-)

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

It doesn't really take too much to please a Gal and to see some action with the posts and beams going up for the Carport just puts a big smile on my face ;-)
These pictures were taken on the 19.12.11

Carport-O-Carport

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

There is always something that will hold up the job and it's been the Carport. The slab has to be laid before the posts can be installed, then the roof sheeting can start.............But the Weather ;-(

Internal Wall Frames 'Pic-Up-Sticks'

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

A very special Post to Nathan and his family

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

A VERY BIG CONGRATULATIONS TO NATHAN AND HIS FAMILY!!!

Nathan and his wife Leah had a new baby girl 'Ruby' on Friday night the 4th of November and I am very sure that their first daughter Mia is very happy to have a little Sister to look after.

Best of wishes to you both.

Action, Action, Action ;-)

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

You have no idea how good it felt to walk up the driveway & see external wall frames standing proud, oh what joy to see action....................

There really is not too much to talk about so I will fill this post with lots of photos so you can see the beginnings of a new home for yourself.

The photo above is the North/East corner and this pic shows the Breakfast nook off the Kitchen, could also be great as a study/computer zone, Nathans suggestion. There's Tony! The photo below is showing the front Formal Lounge Room

This is the rear of the home looking into the Laundry, unfortunately the frame was built incorrectly re the position of the doors & window, Kitome will be on site as soon as they can to fix it as well as an incorrect stud opening for the Dining room window, pic below, hard to spot but where Nathan is walking is correct and the next window along closer to the Breakfast nook is 1200X900 instead of 1500X900. It will be sorted.

Really the pic above shows you just how big the rear garden Verandah will be, fabulous for entertaining!!! We will see this so much better over the coming weeks when the timber decking is laid.

Nathan braces up the walls, he just loves his nail gun, Rambo!!

Tony, Nathan's father-in-law, has been in the building industry for many years & knows just what he is doing, a very keen eye for detail.

This shot is looking into Bedroom 1 and the front bay window. Nathan tells me that they lay the flooring over the complete joist area to the edges and then trim off as required.

The front Verandah (is a generous 1.8m wide) and Formal Lounge plus the front door of course. You can see there will be lots of storage area under the house, handy!!!

This is a great shot, gives you a clear view of the layers from brick sub floor, LVL's, joists, flooring & then the frames. The Weather Tex Cladding will be placed right down to match up with the top of the brick sub floor which will be rendered to a lovely textured finish & painted the same colour as the Colourbond roofing, 'Woodland Grey'

Above, the front North/East corner Verandah to the Breakfast nook.

The local inspector, where's the cat?

Great size entertaining Verandah of 2.4m wide off the Living room with 2 double French doors so you have a wonderful inside/outside feeling and catch the Summer breezes.

Good view of the Breakfast nook.

Well pending all the rain we are expected, I'd say the boys will have so much more completed to amaze me the next time I am on site and I have to get a move on and start painting the timber 'Weather Tex' Cladding boards before they are installed. I have been told that this is the trick to stop the showing of the joins due to natural expansion & contraction.
I have also had a wonderful time selecting the tiles, taps, fixtures, fittings, and a wonderful super big 900 wide free standing gas/electric oven and many other fun items. I will have to make a post of all the goodies and the Laundry will have so much storage, must have a good Laundry! On that note, I am very proud of my design regarding the Laundry and the 'Deck Loo'. This is one for the boys, yes, when a BBQ is in action, you will not have to tramp through the house to go to the bathroom, the Loo is right there & the beers are right in the Laundry tub!!! how good is that Ladies.

P.S. I think you can enlarge the photos by double clicking on them.

Bearers & Joists

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

The laying out of the Bearers & Joists really does start to show the shape of the home & the size. I feel it will be much grander than first thought and the height will give a great view from the rear deck.

Brick by Brick

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

(If you would like to see this BLOG and the earlier posts in it's true form, go to
http://katoombacottage.blogspot.com/)

The Bricks have arrived for the piers and the sub floor. The Council requires that the front of the home be enclosed by a brick sub floor wall for possible ember attack as this end of the property has a very low fire rating of 12.5 and the rear has no fire rating so all clear. I am happy to have this wall built anyway as it will dress the entrance and give some great storage under the house also add to the Winter warmth.

In come the Frames & Trusses

KATOOMBA COTTAGE UPDATE - ENJOY ;-)

'Kitome' is booked to deliver all the frames & trusses plus all that is needed for stage 1 including the floor kit for my lovely Cottage in Katoomba.
